Lift AMC charges, written before you sign

The first year of maintenance sits inside the purchase price. We do not call it free, because you paid for it. Everything after that is on the rate card below, and you see it before you sign the original contract rather than three years later.

What maintenance costs, per lift

Semi-comprehensive covers the visits and the labour. Comprehensive adds the parts, so nothing arrives as a surprise bill. Commercial and RWA rates start where they are shown and are confirmed against the building, because a lift running three hundred trips a day is not the same machine as one running fifteen.

A plus sign means the rate starts there and is confirmed after we see the building, the duty and the number of floors. Tax is added as shown on the price list.

Semi-comprehensive

What the standard AMC covers

  • Scheduled preventive visits, with a checklist you get a copy of.
  • All labour on those visits.
  • Door, levelling and brake adjustment.
  • Lubrication and cleaning of the drive and the shaft.
  • Safety gear and overspeed governor checks.
  • Rescue device and battery testing.
  • Breakdown attendance during working hours.

Parts are billed separately and itemised. If you would rather not think about parts at all, the comprehensive rate includes them.

Comprehensive

What the higher rate adds

  • Everything in the semi-comprehensive scope.
  • Replacement parts included, not billed per incident.
  • Wear items replaced on schedule rather than on failure.
  • Priority breakdown response.

Most homeowners start semi-comprehensive and move across at year three, when the lift is out of warranty and parts start to matter. Commercial buildings and RWAs usually take comprehensive from the start, because a lift out of service is a complaint from every floor.

Do you service lifts you did not install?

Yes. Tell us the make, the age, the number of floors and the drive type, and we will send you the AMC charges in writing before any visit rather than after it.

How often should a lift be serviced?

Monthly preventive visits are the norm for a lift in regular use, and more often for high duty commercial installations. Under the Lifts and Escalators Act 2024 an annual maintenance contract is a legal requirement for the owner.
